Step #1: How To Find Leads

To achieve ultimate success, you need to mail out 40 books per month. Mail them out all at once or break it down to 10 per week. Below you will find training for our top performing niches and how to locate leads within them. Additionally, we share our favorite way to locate contact information in order to fill out your Book Mailing form. 

How To Use Intelius To Find Contact Information

  1. Create an account at Intelius.com
  2. Search your leads by name
  3. Search your leads by phone number
  4. Search your leads by address
  5. Find their contact information
  6. Save it your spreadsheet.

How To Fill Out Your Book Mailing Form


With each new lead acquired, you will need to enter their information onto your Book Mailing Form. Be sure to watch the video above to see exactly how to enter the information.

You will receive the link to your private Book Mailing Form via email from our team. 

Additionally, our team will update the Mail Status column with the date in which you book was mailed to a particular lead.

Lead Source #1 - Lead Capture Site Leads

Through your provided lead capture websites, you will be collecting countless leads through social media ads and other digital avenues. Review the video below to see how you can collect the contact information for those that requested a copy of your book.        
  • Login into your Authorify Dashboard
  • Locate the Leads tab on the left side of the screen
  • Review the new leads that have been collected
  • Use Intelius to gather additional contact information
  • Add the leads to your Book Mailing Form

*Note: We recommend reviewing your leads page every Monday, Wednesday and Friday. This will ensure these leads are being sent your book in a timely manner.

Lead Source #2 - FSBO

  • Use Fizbonanza.com to find FSBOs in your area
  • For our Canadian Members, you can find FSBO listings at: https://www.forsalebyowner.ca/search-canada-real-estate
  • Choose the FSBOs that are in your area that you’re interested in listing
  • Look up the FSBOs to make sure they aren’t listed with an agent
  • Use Intelius.com to find the leads’ Name, Email, Mailing Address, and Phone Number
  • Add the leads to your Book Mailing Form

Lead Source #3 - Expireds

1. Pull the Expired Listings from your MLS.

Once you’re logged into your MLS, look up the Expireds for that day. Usually, you can find them using the Hotsheet or another Listing Search. (If you can’t find them, then contact your Board or MLS and they’ll help you find the info.) 

Note: In some areas, you can try to list the Expireds and Withdrawns. In other areas, contacting Withdrawns is frowned upon and can lead to an Ethics Complaint. If you have any concerns about this, talk to your broker.

2. Make sure the property has not been re-listed.

You can do that manually by checking their address in the MLS.

3. Research the lead’s mailing address and phone number. 

You can find your leads’ mailing address on your local Property Appraiser or Tax Assessor’s Website. Then, look up their phone numbers using one of the websites below Intelius.

Your best source of leads are those already in your sphere of influence. These leads already know your work ethic and are likely to refer you business, you just have to stay top of mind.

Who to include on this list?

  1. Past Clients
  2. Friends
  3. Family
  4. Colleagues

Use Intelius.com to find the leads’ Name, Email, Mailing Address, and Phone Number.

Add the leads to your Book Mail Form.

Lead Source #6 - Absentee Leads

  • Build a list of absentee owners on Melissa Data
  • Select ‘Absentee Owners’ (Review The Image Below)
  • Go through the leads and find the best ones to mail
  • Look on Google maps (street view) for long grass in the yard
  • Use Intelius.com to find the leads’ Name, Email, Mailing Address, and Phone Number
  • Add the leads to your Book Mailing Form
