How long does selling actually take?
Getting the house ready is the part you control, and it usually runs a week or two, unless you find something behind the washing machine that you would rather not have found.
Time on the market is the part nobody can honestly promise, because it depends on your price measured against every other house a buyer walks through that same weekend.
Closing takes another four to six weeks after that.

Falling behind on a mortgage is the kind of thing people keep quiet about for months.
That silence is the expensive part.
Three or four payments down, you still have genuine choices in front of you, including selling the house on a timeline you set rather than one a court sets, and possibly a short sale if you owe more than the place would fetch.
What shrinks those choices is time, not the amount owed.
A lender will nearly always take a call from someone who rings them in month two, and nearly never negotiate with someone who has spent six months not answering the phone.

Fix what a buyer clocks in the first ten seconds, which is the dripping tap, the door that sticks in humid weather, the cracked tile by the back step, and the two bulbs nobody has replaced since spring. Leave the kitchen alone unless something in it is actually broken, because a full remodel almost never returns what you put into it.

Sellers ask what they are actually paying for, and it is a fair thing to ask out loud.
Pricing comes first, and it has less to do with opinion than with knowing exactly which three houses on which three streets a buyer will be weighing yours against next month.
Then the marketing, meaning photographs that survive a phone screen, a description that sounds like a home rather than a spec sheet, and enough reach that you end up with more than one interested party, because one party is not a negotiation.
After that it turns into logistics: showings scheduled around your actual life, paperwork chased, the lender and the title company nudged along every few days.
And then the negotiating, which is usually where the compensation earns itself back several times over.
Very little of that is glamorous, but it is most of the job.

I sold a house last year that had been in the same family since 1961.
The legal side was settled before we listed, and that mattered more than anyone expected it to, because an estate still working its way through probate can stall a closing at exactly the moment you cannot afford a delay.
Clearing the house took the family most of a month, so we built that into the schedule instead of pretending it would take a weekend.
Once it was ready it sold in eleven days.

What is your house actually worth?
Nobody knows for certain until a buyer says so, but you can get remarkably close before you ever list it.
Start with what has sold nearby in the last three or four months rather than what is currently sitting on the market, because asking prices are opinions and sold prices are facts.
Then adjust for the things that genuinely differ, like the extra bathroom, the garage you converted, or the fact that your kitchen was done four years ago and the comparable one down the road was done fifteen.
Online estimates are a reasonable place to begin and a poor place to stop, given that none of them has ever been inside your house.
After that, have someone local walk it with you.
