Inherited Letter Template

I noticed you were the Personal Representative for the estate of [Deceased_Name] and wanted to offer my help in case you need anything.  

I’m sorry for your loss and am reaching out to offer my assistance on their property at [Property_Address]. 

Unfortunately, many people who inherit a home sell it for less than it is worth. Oftentimes, they sell the home to a real estate investor who flips it for a quick profit. I don’t want to see that happen to you. 

I am a real estate agent who specializes in selling Inherited Homes for top dollar. 

Here are some of the different ways I can help you: 

• If you want to find out exactly what the home is worth in today’s market, then I can put together a FREE Comparable Market Analysis for the property that will help you see exactly what it’s worth in today’s market. 
• If you need someone to check on the house, I can help. I can drive by and let you know how things look.
• If you need help finding people to help maintain or fix up the property, I know lots of great people and can recommend several good ones to you.

Step 1: Make sure you are talking to the owner.

Call and ask for the owner by their first name only:

“Hi, is this ______?”

Step 2: Introduce yourself. 

“My name is ____. I’m a Realtor here in City Name. 

I noticed that you have been appointed as the Executor of the estate of _______. Is that correct?” [Wait for them to reply.]

Step 3: Offer them a free Market Analysis. 

“I also see that the estate has a property at _______? Would you like me to do a Market Analysis and tell you exactly what that property is worth?” [Wait for them to reply.]

Step 4: Ask if they need any help with anything. 

“Do you need any help with handymen, maintenance for the house, or anything like that?” [Wait for them to reply.]

Step 5: Ask if you can meet them at the property.  

“Would it be helpful if I met you at the property to help you determine what it is worth and help you with anything?” [Wait for them to reply.]

The key to this entire script is to get them to talk and see how you can help them. If they start talking, let them talk. Sometimes, you’ll hear their whole life story. But, it will also get you some listings. 

Option 1: 

Hi HOMEOWNER! It’s AGENT NAME from BROKERAGE. I recently sent you some information about the property at PROPERTY_ADDRESS, and I wanted to see if you had a chance to look it over.

I help people who've inherited property make sure they don't leave money on the table by selling too quickly to an investor. I'd be glad to put together a free market analysis so you know exactly what the home is worth.

My number is XXX-XXX-XXXX. I look forward to hearing from you! 

Option 2: 

Hi HOMEOWNER! It’s AGENT NAME from BROKERAGE. I work with a lot of families handling inherited properties, and I wanted to reach out in case you could use some help — whether that's checking on the house, recommending someone for repairs, or just talking through your options for the property.

No pressure at all, just let me know what would be useful. My number is XXX-XXX-XXXX.
